Holiday Home Management Services

We understand that rental returns are often not a home owner’s primary concern.

The majority of our clients live abroad, and our services give them peace of mind that their holiday home and assets are being well cared for and maintained. Short-term holiday rentals are a great way to cover the maintenance and monthly running costs of owning a holiday home, while understanding that such rentals can result in wear and tear on properties. Our unique value proposition is to maintain your property to premium standard all year round. As our primary customer, your needs are our number one concern.

Should you wish to make use of our property management service, we ensure that the process is managed effectively and that the correct inventory checks and supervision are in place.

Property Checks
We carry out full internal and external weekly / bi-weekly inspections. Our inspection includes a check on light fittings, replacing bulbs where necessary and ensuring that appliances are working. We check alarm / security systems, for leaks, storm damage and any pest infestations.

Gardens
We coordinate and supervise gardeners and/or garden services.

Maintenance, Plumbing and Electrical Work
We only work with experienced and qualified tradesmen. We will arrange for quotations and keep you informed with photographic reporting both before and after any work has been carried out. We also manage and advise on any routine and preventative maintenance services your property may require.

House Administration
We pay your monthly accounts on your behalf and manage a petty cash float to purchase cleaning materials, consumables, flowers and gifts for your guests etc. We provide monthly financial statements showing all debits and credits to your account, monthly reports on all visits and any work done or required on your property

Representation
We are able to attend meetings and vote on your behalf if given your authority e.g. Body corporate, municipality, local tourism board etc.

Property Inventory
We check inventory at the end of each let and report on any damage or missing items. We handle breakage and replacement deposits and refunds.

Meet and Greet
We arrange key collection with guests and give advice as required about the appliances and the alarm system of your property. During their visit we are available 24/7 to deal with inquiries and/or emergencies. We have guests sign an indemnity form, on arrival, for the group occupying your property. On departure we meet guests at your property to collect keys, switch off: geysers, gas, heaters and appliances. We ensure the alarm is activated and your house is properly secured.

Housekeeping and Cleaning Services

We have our own team of cleaners and oversee all cleaning requirements. We pride ourselves on our high standard of cleaning and general housekeeping.

Laundry washed and ironed on site, checked and replaced when necessary. Where laundry facilities are not available, we make use of a local laundromat. We inventory and checking linen on drop off and collection.

For properties newly appointed as holiday lets or recently converted from other use, we do a full spring clean and setup of the property at the beginning of the letting season.

Turn around cleans are normally conducted on departure. Where a property is left vacant for longer than two weeks a clean prior to an arrival to make up beds and bathrooms, dust, sweep inside and out and refresh is required.

All laundry washed, dried, ironed and packed away. All refuse, left over foods and condiments removed. Fridge and freezers cleaned and emptied. Oven, dishwasher cleaned, salt and rinse aid checked. Full house clean: braais, fireplaces, garage and verandas, outdoor furniture cleaned and packed away.
For bookings longer than a week where the housekeeping service is not used, we will arrange access with guests to remove and replace dirty linen and towels.

Marketing, bookings and guest services

Marketing
We invest on being up to date on the latest global holiday home marketing trends in order to offer you a professional and all-inclusive solution to generate a return on your second home investment. We also market to our 12 plus year old guest book. Many of our guests are regular visitors to Hermanus and enjoy being introduced to new properties in our portfolio. We also have a great referral network and make use of all the available platforms to market your home like Airbnb, TravelGround and Lekkeslaap.

Bookings
Most tour operators and travel agents will only deal with professionally managed properties. This is where at least 40% of bookings are still being generated, this is especially true when it comes to the overseas market. We handle every aspect of the booking process and are committed to achieving the highest possible query to bookings conversion rates. We never limit your properties exposure, we manage it effectively.

Guests Services
We are obsessed with the guest experience. It is our intention that all guests return for future holidays and refer their family and friends to your home. Prior to the arrival of guests, we will provide directions to your property and confirm arrival and departure information. We assist with airport transfers, car hire, restaurant reservations, activity bookings, advice on local events and any special requirements: personal catering, babysitters, photographers, etc. No request is ever too big or too small.
